This residential renovation project in Abingdon, Oxfordshire demonstrates how thoughtful design, structural alterations and high-quality workmanship can completely transform an existing family home without extending its footprint. Delivered by DKM Builders Oxford Ltd as Principal Contractor, the project combined a complete ground floor renovation, garage conversion, open-plan structural remodelling, first-floor bathroom refurbishment, new ground floor WC, timber entrance porch, and extensive internal decorating to create a modern, practical home ready for family life. The project scope included structural works, garage conversion, kitchen installation, cloakroom installation, bathroom refurbishment and complete project management.
Reimagining the Existing Layout
The primary objective was to unlock the full potential of the property’s existing footprint. Rather than building an extension, the focus was on intelligently redesigning the internal layout to create larger, brighter and more functional living spaces. A load-bearing wall was carefully removed
following the structural engineer’s design, allowing us to create a spacious open-plan kitchen, dining and living area that better suits modern family living while maintaining the structural integrity of the property. Structural steel beams were installed in accordance with the engineer’s calculations before being fire protected and signed off through the Building Control process.
Garage Conversion
The existing garage was transformed into fully insulated habitable accommodation, seamlessly integrated with the rest of the house. The conversion included thermal upgrades to the floor, walls and ceiling, new internal finishes, plastering, decorating and alterations to the front elevation, creating valuable additional living space that feels as though it has always formed part of the original home. As part of the conversion, the front entrance was reconfigured with a new external doorway, improving both the appearance and functionality of the property.
Kitchen, Bathroom & Ground Floor WC
Alongside the structural alterations, the property underwent a complete internal refurbishment. The new kitchen was installed using the client’s chosen cabinetry and appliances, while first and second fix plumbing and electrical services were upgraded throughout the ground floor. A brand-new ground floor WC was created, adding everyday convenience for the homeowners, while the first-floor bathroom was completely refurbished with new plumbing,
sanitaryware installation, tiling and modern finishes. These improvements not only enhanced the appearance of the home but also ensured the property met current Building Regulations for ventilation, plumbing and electrical safety.
Finishing Touches
To complete the transformation, a bespoke timber-framed entrance porch was constructed at the front of the property, adding character, weather protection and improved kerb appeal. Upstairs, selected rooms and ceilings were replastered before being professionally decorated, giving the first floor a fresh, modern finish while complementing the newly renovated ground floor. Internal doors were also replaced, completing the home’s updated appearance. The bathroom refurbishment, plastering, decorating and door installation formed part of the overall contract delivered by DKM Builders.
Project Management From Start to Finish
DKM Builders Oxford Ltd acted as Principal Contractor throughout the project, managing every stage of construction from demolition and structural works through to first and second fix services, Building Control inspections, certification, decorating and final handover.
The project commenced in October 2025 and reached practical completion before Christmas, allowing the family to enjoy their newly transformed home during the festive period. Only a small number of minor snagging items
remained, all of which were completed in January before final sign-off.
